How this is calculated
We multiply your project cost by the national average cost-recouped percentage for the scope you pick. Those percentages come from Zonda's 2025 Cost vs. Value Report (the 38th annual edition, published September 2025), which compares the average cost of a defined project with the resale value that real estate professionals estimate it adds.
Recovery rates by project scope
A minor kitchen remodel (about $28,000) recovers roughly 113%, a major midrange kitchen remodel (about $83,000) roughly 51%, and a major upscale kitchen (about $164,000) roughly 36%. For bathrooms, a midrange remodel (about $26,000) recovers roughly 80%, a universal design remodel (about $42,000) roughly 61%, and an expanded upscale bathroom (about $82,000) roughly 42%. Pick the scope closest to your project; the calculator applies that rate to whatever cost you enter.
Why bigger remodels recover less
Buyers rarely pay dollar-for-dollar for luxury finishes or layout changes, so recovery falls as a project gets more expensive. Smaller refreshes to a functional kitchen or bath tend to return the most per dollar spent, and the value of a remodel is also in your own enjoyment of the space, not only resale.
